HOTEL ACQUISITION

Swoboda Hospitality Specialists, ("SHS”) is under an Exclusive Retainer Agreement to represent Veterans Wellness Centers in regards to all acquisition duties of the purchase of existing full service hotels for future development of Veterans Wellness Center facilities.

This Exclusive Retainer Agreement provides for payment of Brokerage Commissions to SHS made by Veterans Wellness Centers. SHS will not require a Co-brokerage Fee from Listing Brokers.

JOINT VENTURE PARTNERSHIPS

In addition to Broker Cooperation we assist Veterans Wellness Centers in arranging joint ventures and other forms of partnerships, affiliations and investments. While prepared to entertain any offer, all are evaluated to verify they fit VWC experience, ethics and areas of interest. This includes, but is not limited to, an alignment of finance, communication and marketing efforts.

GUIDELINES FOR HOTEL CONVERSION TO RESIDENTIAL BEHAVIORAL HEALTH & ASSISTED LIVING FACILITIES FOR VETERANS

PRIOR TO SUBMISSION

  1. A letter from the City confirming that zoning permits assisted living and residential behavioral health facilities for Veterans (No Detox or Drug Rehabilitation), or if not currently permitted then the timing and a list of requirements to secure a Change of Use Permit (CUP).
  2. Wide hallways
  3. Sprinklers
  4. Elevators
  5. Room interior walls are fire-rated
  6. Number of parcels
  7. Full Offering Memorandum or Old Appraisal for property description
  8. Architectural site/parking plan and floor plans for all floors

IDEAL PROPERTY ATTRIBUTES

  1. Interior corridor properties
  2. Restaurant and large meeting space (5000+ capacity) **
  3. Large rooms (300+ sqft)
  4. 40%+ suites
  5. Multiple parcels

** If the property does not have a restaurant or meeting space, confirm that the City will reduce the number of parking spaces required - this could allow for land to build a restaurant/dining area and/or additional meeting space.
